APRIL UPDATES AT CALABASAS VILLAGE

Happy April! As we settle into the heart of Spring, we are seeing our community bloom. We want to extend a sincere thank you to all our residents for your continued efforts in keeping Calabasas Village vibrant, clean, and beautiful.

IMPORTANT: RENT PAYMENT & ACCOUNT BALANCES

As a reminder, the annual rent adjustment took effect on January 1, 2026. While most residents have updated their records, we have noticed a few accounts are still submitting payments based on 2025 rates.

  •   Payment in Full: The Park cannot accept partial payments or overpayments. To avoid administrative delays or the issuance of a formal legal notice, please ensure your monthly payment reflects the full current amount as stated on your billing statement.

  •   Auto-Pay Users: If you use a third-party bill-pay service or a recurring payment via Zego (PayLease), please verify that your “Monthly Total” has been updated to the 2026 rate. Our goal is to ensure every resident’s account remains in good standing. If you have questions regarding your balance, please contact the office immediately.

SAFETY SPOTLIGHT: E-BIKES & E-SCOOTERS

With the warmer weather, we have noticed an increase in e-bikes and e-scooters traveling at unsafe speeds. To ensure the safety of all neighbors, please remember:

  •   Pedestrians First: Walkers always have the right of way.

  •   Speed Limits: Electric bikes and scooters must follow the same traffic laws as motor vehicles. Please maintain a safe, slow speed.

  •   Roadways Only: For the safety of our walkers, e-bikes and scooters are restricted to the roadways—no riding on sidewalks, grass, or vacant spaces.

  •   Licensed Operators: Per Park Rule B, motor-driven vehicles may only be operated by licensed individuals.

COMMUNITY UPDATES & PROJECTS

  •   Meet Your Manager: If you haven’t already, please stop by the office to meet Kami McNerney, our Park Manager. All general correspondence should be directed to her as we move forward with Spring projects.

  •   Landscape & Hillsides: Our beautification efforts continue near the tennis courts and Earnford guest parking. To protect our healthy hillsides and new growth, please ensure guests and pets stay off the hillside and ice plant areas.

  •   Rental Assistance: The City of Calabasas offers a Rental Assistance Program with subsidies of at least $290. If you would like more information or assistance with the application process, please reach out to Kami.

SPRING MAINTENANCE & UPKEEP

  •   Solar & Safety Lighting: To keep our streets well-lit, we continue to offer Solar Lighting for homes without existing fixtures and Dusk-to-Dawn Bulbs for existing fixtures. Contact Kami or Douglas to request an installation.

  •   Water Awareness: Please check your lot for leaks and adjust your irrigation timers to avoid runoff during April showers. Notify Douglas immediately if you spot a leak in a common area.

  •   Parking: All lanes are fire lanes. No street parking is allowed, and vehicles must not extend past the gutter line. Guest parking is strictly reserved for visitors.

  •   Trash & Bulky Items: Collection is every Thursday. For bulky items, contact Kami by Monday at 11:00 AM to schedule a pickup.

AMENITIES & FACILITIES

  •   Spa & Pool: The spa is heated! Reminder: No glass, no alcohol, and a limit of two guests per household.

  •   Clubhouse: Available until 10:00 PM. Please help us remain “green” by turning off lights and A/C upon departure.

  •   Key Fobs: Access is by fob only. Please do not share fobs with non-residents.
