MARCH MOMENTS AT CALABASAS VILLAGE

Happy March! As the hills turn green and the days grow longer, we are excited to embrace the arrival of Spring. We want to extend a sincere thank you to all our residents for your continued efforts in making Calabasas Village such a vibrant and beautiful place to live.

IMPORTANT: RENT PAYMENT & ACCOUNT BALANCES

As a reminder to all residents, the annual rent adjustment took effect on January 1, 2026.

We have noticed a few accounts are still submitting payments based on 2025 rates. To avoid any administrative delays or legal notices, please ensure your monthly payment reflects the full current amount as stated on your billing statement.

  •   Payment in Full: The Park cannot accept partial payments. Payments submitted for less than the total amount due may be rejected or returned, which could result in late fees and the issuance of a formal Notice of Non-Payment.

  •   Auto-Pay Users: If you use a third-party bill-pay service through your bank or have a recurring payment set up via Zego (PayLease), please take a moment to verify that your “Monthly Total” has been updated to reflect the 2026 rate.

Our goal is to ensure every resident’s account remains in good standing. If you have any questions regarding your specific balance, please contact the office immediately.

SAFETY SPOTLIGHT: E-BIKES & E-SCOOTERS

We have noticed an increase in e-bikes and e-scooters traveling at unsafe speeds throughout the Park. To ensure the safety of all residents, please remember:

  •   Pedestrians First: Pedestrians and non-motorized traffic always have the right of way.

  •   Speed Limits Apply: Electric bikes and scooters must follow the same traffic laws as motor vehicles. Please maintain a safe, slow speed at all times.

  •   Roadways Only: For the safety of our walkers, e-bikes and scooters are restricted to the roadways—no riding on sidewalks, grass, or vacant spaces.

  •   Licensed Operators: Per Park Rule B, motor-driven vehicles may only be operated by licensed individuals.

Please drive carefully! Our goal is to keep our streets safe for every resident, whether they are walking, biking, or driving.

COMMUNITY UPDATES & CARE

Welcome Our New Park Manager: We are thrilled to introduce Kami McNerney as our new Park Manager! Kami brings a wealth of experience and a commitment to our community. Please join us in giving her a warm welcome. Moving forward, all general correspondence can be relayed directly to her

Landscape & Hillsides: Our team is continuing beautification efforts near the tennis courts and the Earnford guest parking. To protect our healthy hillsides and new growth, please ensure guests and pets stay off the hillside and ice plant areas during this active maintenance phase.

Rental Assistance: A reminder that the City of Calabasas offers a Rental Assistance Program with subsidies of at least $290. If you would like more information or assistance with the application process, please reach out to Kami your Park Manager.

SPRING SAFETY & BRIGHTNESS

To keep our community safe and well-lit as we transition into Spring, we continue to offer:

  •   Solar Lighting: Available for homes without existing outdoor fixtures.

  •   Dusk-to-Dawn Bulbs: For existing fixtures; these automatically turn on at night and off in the morning.

If you would like to request an installation or a bulb, please contact Kami/ Douglas.

UPKEEP & ETIQUETTE

Water Awareness: With the changing season, please check your lot for leaks and adjust your irrigation timers to avoid runoff. If you spot a leak in a community area, notify Douglas immediately.

Parking & Fire Lanes: To ensure access for emergency vehicles, please remember:

  •   No street parking is allowed (all lanes are fire lanes).

  •   Vehicles must not extend past the gutter line.

  •   Guest parking is strictly reserved for visitors.

Trash & Bulky Items: Collection is every Thursday. Please pull your bins in promptly after pickup. For bulky items, contact Kami by Monday at 11:00 AM to schedule a pickup. Do not leave items at the curb without a confirmed appointment.

AMENITIES & FACILITIES

  •   Spa & Pool: The spa is heated! Please remember: no glass, no alcohol, and a limit of two guests per household.

  •   Clubhouse: Available until 10:00 PM. Please help us remain “green” by turning off lights and A/C upon departure.

  •   Key Fobs: Access is by fob only. Please do not share fobs with non-residents.
