October 2025 Newsletter

HELLO OCTOBER
As cooler evenings settle in and fall begins, we hope you’re enjoying everything Calabasas Village has to offer. Thank you for helping us keep our community safe, clean, and welcoming.

COMMUNITY LANDSCAPE UPDATES
Thank you for your patience as we completed extensive tree trimming and replacement throughout the property. The newly planted trees are designed for safety, longevity, and sustainability. Fresh planter pots have also been placed around the pool and spa areas, adding a bright, seasonal touch. Ongoing work will continue this month.

CITY OF CALABASAS RENTAL ASSISTANCE PROGRAM

Residents are encouraged to take advantage of the City of Calabasas’ Rental Assistance Program, which provides monthly subsidies of at least $290 to eligible recipients. This program is a great opportunity for qualifying residents to receive ongoing rental support.

If you’re interested, have questions, or need assistance applying, please contact J&H Management by emailing jandh@jandhmgt.com.

FIRE SAFETY – A YEAR-ROUND PRIORITY
Our hillside location requires extra caution. Please remember:

  •   Fireworks of any kind are strictly prohibited (City of Calabasas ordinance).

  •   Remove flammable items and clutter from around your home.

  •   Wood-burning fire pits are not allowed.

  •   Always keep BBQs attended and placed at a safe distance from your house.
Thank you for being proactive in keeping our community safe.

WATER AWARENESS
Though the hottest months are ending, conservation is still important. Please:

  •   Check your home and landscaping for leaks.

  •   Avoid overspray and runoff from sprinklers.

  •   Never leave irrigation running unattended.
Every effort makes a difference for our community.

PARKING REMINDERS
To keep our community safe and accessible:

  •   No street parking (all lanes are fire lanes).

  •   Guest parking is for guests only.

  •   Oversized vehicles such as RVs, boats, or buses are not permitted.

  •   Cones are for vendors only during work hours.

  •   Vehicles blocking hydrants or extending into the gutter risk citation or towing.

HOME & SPACE MAINTENANCE
Residents are responsible for the upkeep of their lots. Periodic inspections will continue, and notices may be issued if corrections are needed. Please also remember:

  •   Do not enter other residents’ lots.

  •   Store belongings neatly.

  •   Keep carports and yards free of excess storage and flammable items.

POOL, SPA & KEY FOB REMINDERS

  •   Pool is heated April 1–October 31; spa year-round.

  •   No glass, alcohol, or ice chests permitted.

  •   Limit of 2 guests per household.

  •   Please clean up after use and follow posted rules.

  •   No soap or shampoo in the spa.

  •   Access by key fob only.

Key Fobs:

  •   Lost fobs must be reported immediately.

  •   Fobs may not be shared with other residents.

  •   If a resident does not have a fob, it is either because it was lost (and should be reported) or because it was turned off for a valid reason.

  •   Residents are responsible for any actions taken by someone using their fob.

SMOKING POLICY
Per City of Calabasas law, smoking and vaping are not allowed in common areas. A designated smoking area is located near the tennis courts across from the pool equipment building. Please dispose of cigarette butts responsibly.

TRASH – BULKY ITEM REMINDERS

  •   Trash collection is every Thursday – please pull bins in promptly.

  •   Do not place bulk items at the curb.

  •   For large-item pickup, contact the J&H office by Monday at 11am.

  •   Always pick up after pets and use designated waste receptacles.

FACILITY USE & COURTESY

  •   Turn off lights and A/C when leaving shared spaces.

  •   Clubhouse closes at 10:00 PM.

  •   Return chairs and tables after use.

  •   Courts are open 8:00 AM – 10:00 PM (limit play to 1 hour if others are waiting).

COMMUNITY UPDATES

  • Great news! The cleanup of the burned home site at SPC #111 will begin on October 1st and is expected to be completed within approximately 10 days, weather permitting.

The park has completed all required environmental testing in accordance with HCD requirements. The results confirmed no elevated levels of heavy metals and no asbestos detected.

We appreciate your patience as we work to restore the site safely and efficiently.

  •   A new standby generator has been installed at the clubhouse and is pending inspection.

  •   Hillside and ice plant areas remain off-limits to residents and pets while maintenance continues.

  •   Please do not tamper with community equipment or enter the maintenance yard (staff only).
