WELCOME SUMMER!
Summer is a time to enjoy BBQs in the picnic area, swim in the pool, and relax in our beautiful spa. We hope all residents are enjoying the resort-style clubhouse amenities.
LANDSCAPE & TREE MAINTENANCE
Extensive tree work has been completed over the past few months, with additional work scheduled. We’ve planted new, smaller, and safer trees throughout the park and will continue enhancing the landscape. New decorative planter pots have also been added to the pool and spa areas for a more welcoming atmosphere.
FIREWORKS REMINDER – STRICTLY PROHIBITED
As a reminder, fireworks are strictly prohibited in Calabasas Village. This includes all types—legal or illegal—due to the extreme fire danger in our hillside environment. The City of Calabasas enforces this law, and violations may be subject to fines or further action. Please help keep our community safe by celebrating responsibly.
WATER CONSERVATION
Please inspect your home and landscaping for leaks and avoid leaving sprinklers running unattended. Water conservation is especially important during the summer months. Let’s all do our part.
PARKING REMINDERS
No street parking; lanes are fire lanes.
Guest parking is for guests only.
Oversized vehicles (RVs, boats, buses) may not be parked in guest areas or driveways.
Cones are for daytime vendor use only. Residents may not use cones to reserve street parking.
Vehicles protruding into the gutter or parked in front of hydrants are subject to citation and towing.
RESIDENT SPACES & INSPECTIONS
Residents are responsible for maintaining their own spaces. Park management may enter for inspections with proper notice. Residents should not enter others’ spaces. Ongoing inspections will continue, and notices will be sent directly to residents as needed.
FIRE SAFETY & EMERGENCY PREPAREDNESS
Please remove hazardous or flammable items from your space. Do not store excess items in carports or near your home. Ensure smoke detectors, CO2 detectors, and fire extinguishers are functioning. BBQs must be kept at a safe distance and never left unattended. No wood-burning fire pits are permitted. Prepare emergency go-bags for your household and pets.
HOMEOWNER’S INSURANCE
Please provide a copy of your current homeowner’s insurance policy to the office. This is a great time to review your coverage and confirm full replacement cost with your insurance agent.
POOL & SPA POLICIES
Pool is heated from April 1; spa is heated year-round.
No glass, alcohol, or ice chests permitted.
Limit 2 guests per household.
No lifeguard on duty.
Clean up after yourself and follow posted rules.
No soap or shampoo in spa.
Access is by key fob only.
SMOKING POLICY
In accordance with Calabasas law, smoking is prohibited in all common areas. A designated smoking area is located across from the pool equipment building near the tennis court. Please do not litter cigarette butts.
TRASH & BULKY ITEM REMINDERS
Trash day is Monday; please remove canisters promptly.
Do not dump large items on the curb.
Contact the office by Friday noon for bulk pickups.
Always clean up after pets and use proper waste bins.
AFTER-HOURS EMERGENCIES

FACILITY USE
When using the clubhouse or amenities:
Turn off lights and AC when finished.
Keep restrooms and spaces clean.
Set spa/sauna timers for short durations.
Facility closes at 10:00 PM.
CONTRACTORS & HOME IMPROVEMENTS
All contractors must check in at the office and provide insurance. All exterior work must be approved by management before starting. Unauthorized work or damage to park property will result in charges to the resident. Permits must be submitted and posted.
PLUMBING TIPS
Only toilet paper should be flushed. Do not pour grease or dispose of inappropriate items down sinks or toilets.
TENNIS & BASKETBALL COURTS
Limit use to 1 hour if others are waiting.
Courts open 8:00 AM to 10:00 PM.
No dog activity or baseballs allowed in court areas.
ICE PLANT & HILLSIDES
Hillsides are off limits for walking, playing, or pets. Maintenance rotates coverage, so please be patient if your area is pending service.
PARK UPDATES
A new standby generator is being installed at the clubhouse to support emergency power needs.
MAINTENANCE REMINDERS
Do not allow pets to use landscape rock areas as restrooms.
Chairs must be returned properly after clubhouse events.
Do not tamper with the ice machine, diffusers, or restrooms.
Only park staff may access the maintenance yard. It is a no-trespassing zone.
