Last month was a very difficult month for the community. We are looking forward to happier times this month for everyone. The 2025 Pool Season is in full swing, get togethers happening at the clubhouse and with many residents now enjoying the refurbished swimming pool and spa, it brings back memories of happier days.

COMMUNITY PROGRAMS: A reminder of the FJE Charitable Foundation scholarship deadline coming soon.  Several scholarships are awarded each year to deserving college-bound youth who reside in WMA member communities.  Scholarships are $1,000 – $2,000. The application is attached, and copies are available at the Park office.  Deadline to apply is June 30, 2025.

This is a very worthy program that many Calabasas Village students have participated in, and the Park ownership contributes to.

WATER CONSERVATION: Although summer is the time when our water usage is the highest, we must always continue to do our part to reduce water consumption and waste. We must inspect our homes inside and out for leaks (fixtures, etc.), make necessary repairs and take steps to conserve water. Please do not leave sprinklers running unattended for lengthy periods of time as water then runs into the street gutters.

PARKING:   Street parking is not allowed.  Street lanes are fire lanes. Guest parking is for guests. In enforcing this rule, vehicles will be cited.  Repeating offenses will be subject to towing at vehicle owner’s expense. Please make sure you notify your household members and your guests not to park on the streets. RV’s, 5th Wheels, Boats, Campers, Buses, oversized trucks are not permitted to be parked in guest parking or in homesite driveways. Thank you for everyone’s cooperation.

RESIDENT SPACES & INSPECTIONS: Every resident is responsible for their own space only. The only right of entry is Park management and is strictly for a legitimate purpose (see Rules 17. Entry Upon Your Space). Residents are not inspectors and should not be going into any other residents’ spaces as this is a civil violation. When reciprocal complaints of residents against residents happen, management do their best to try and assist with a resolution, but it is still up to the residents to work out their differences. If any violations exist in your space, please correct them.  If issues exist with your neighbor, try to talk to your neighbor in a friendly manner to find common ground to solve problems. The Park is conducting inspections and sending out notices continually. Additionally, Park-wide inspections are completed routinely after Spring cleanup week concludes after the dumpsters are utilized. You will receive your notice directly from management of your list of items to correct. As a rule, we obviously do not send residents copies of notices sent to other residents. This does not mean notices are not being sent out.  The procedural process must be followed as we conduct business in accordance with the law. Management does everything possible to make your community the best place to live. We need everyone to do their part in this goal.  As a community, we can all help.

FIRE SAFETY & EMERGENCY PREPARATION IS VERY IMPORTANT – This starts with your home.  Please take a few minutes to look at your home, what you are storing there, any possible hazards and resolve those.  It is the resident’s responsibility for their home site.  Do not store items in your carport or space that are excessive or do not belong there. Take things to a storage facility off property to store extra things you wish to keep.  Do not stack things up in your space.  No flammable liquids belong in your space or hazardous chemicals that can catch fire.  Notices are routinely sent out to households followed by legal service for violations, but the bottom line is it is the responsibility of the residents to clean up their space. At no time should anyone be parking a vehicle and blocking a fire hydrant in the community. This is a tow away zone. It is important to check your home smoke detectors and CO2 detectors to make sure they are working properly. Replace batteries if needed. A working and fully charged fire extinguisher at your home is also very important. Keeping baking soda on hand is important as another means of extinguishing BBQ grease fires (do NOT use flour or baking powder as they can explode). Wood burning fire pits are not allowed in Calabasas Village.  Do not store gasoline or other combustible flammable liquids or materials in your space.  Propane or briquette BBQs should be kept a safe distance away from the home and should not be left unattended while in use. Let’s be as safe as possible!  Emergency preparations should be made in advance by all residents. Please make sure to keep an emergency get- away bag for your household and pets ready in the event of an emergency. Discuss a plan with your household on what you will do in an emergency for your family and pets. If you are not receiving the Calabasas Village emergency test blasts, please call or email the office and provide the telephone numbers you want added to the message system.

INSURANCE ON YOUR HOME: Please bring a copy of your current, in-force homeowner’s insurance policy to the office for your file.  Now is a good time to review your coverage with your insurance agent to make sure your home and contents are insured properly.  It is best to carry full replacement cost coverage onto your home. The California Fair Plan with DIC coverage may be an alternative for coverage replacement through your insurance brokerage.

POOL & SPA POLICY!   Pool season begins April 1 when the pool is heated. The spa is heated year-round unless under maintenance service. Residents may have up to 2 guests at the facilities. As a reminder, there are no alcohol, glass, or ice chests at the facilities. There is no lifeguard on duty. Everyone uses the facilities at their own risk. It is never advisable to use the facilities alone. Please clean up before you leave. No soap or shampoo may be used in the spa. You will need to use your key fob to access the facility.

SMOKING POLICY: A reminder of the Comprehensive Second-Hand Smoke Control Ordinance that is in effect for properties in Calabasas. Smoking is not allowed in the pool or spa area, fitness center, playground, picnic area, clubhouse or in any other common area. There is a designated smoking area that has been approved located directly across from the swimming pool supply building near the entrance to the tennis court. Please do not walk around smoking around the community OR throw cigarette butts on the ground!!!

TRASH CANISTERS AND DUMPING LARGE ITEMS: Trash Day is Monday. Please make sure to put away your trash canisters out of sight off the street after trash is picked up. Please do not leave mattresses and other items on the street. Free bulk pickup of large items is available up to three times a year by our waste company.

AFTER HOURS LINE: The after-hours line of 818-223-1362 is the number to call regarding after-hour emergencies relating to the facility such as water leaks or hazardous conditions.  For non-emergencies regarding other non-urgent matters, residents should call the office on 818-222-8500 and leave a message, which will be reviewed by park management as soon as possible the next business day. You may also email maintenance at calabasasmaintenance@jandhmgt.com and email the office at calabasasvillage@jandhmgt.com for non-emergency concerns to be reviewed the next business day. For life threatening emergencies, civil disturbances or noise complaints please do not hesitate to call 911.

LEAVING THE CLUBHOUSE & RECREATIONAL FACILITIES: Please remember to turn off the lights and windows in the clubhouse and restrooms, including other facility rooms, when you are finished using the amenities. Please try to keep the restrooms and all facilities clean by placing trash in the appropriate trash container and not on the floors. The Jacuzzi sauna timer must run out on its own, so please set usage time for short periods – this helps conserve energy. The facility is locked at 10:00 PM.

HOME IMPROVEMENTS AND YOUR CONTRACTORS:  As you may know, the Park is not responsible for work done by your contractors.  At the same time, we want to make sure your vendors are properly registered and insured to avoid any potential liability to you or the Park.  We require all contractors or workers to first come to the Park office to register with management.  We need to make sure they have proper commercial liability insurance, and Worker’s Comp if they hire employees, and to verify what work will be performed to make sure it meets Park standards.  All exterior home improvements require management approval prior to beginning the work.  We must review the plan; verify lot lines and utility markers, determine amperage requirements or obtain information from utilities and inspectors prior to the start of the work.  All underground excavation or digging must be reviewed and marked prior to work beginning for safety. No one should be making modifications or hiring vendors to perform any work on Park-owned equipment including Park utility equipment and infrastructure systems.  All home improvement requests must first go through the park office for review and approval prior to work beginning.  Damage to Park equipment and property caused by unauthorized work will be billed to the party responsible. All required permits must be obtained, and a copy is necessary for your file at the office and posted at the job site. If anyone starts work without following this procedure, staff have been instructed to stop them and advise the vendor to come to the Park office to register.

PLUMBING AND YOU: Please remember it is important to keep things out of the plumbing lines that should not be going there.  Dental floss, paper towels, sanitary supplies, cotton swabs, baby wipes, cooking grease, diapers, toys, or anything that is not toilet paper should never be flushed down the toilets or poured down the sinks in your home.

TENNIS & BASKETBALL COURT:  Please limit time on the courts to a one-hour duration when others are waiting to use the facilities as a courtesy.  The courts are available during the hours of 9am to 10pm on a first come basis. Please keep the facilities clean and dispose of trash in the waste canisters provided for this purpose.  Dogs should be taken to the dog park to run and do their bathroom business.  The tennis & basketball court is not a place to exercise them. Please do not hit baseballs inside the tennis court area as baseballs and softballs are hard and travel into the jacuzzi and pool area which is unsafe.  

ICE PLANT & THE HILLSIDES: Please do not allow your dogs, family members or guests to climb on the hillsides.  Walking or climbing in these areas causes damage to the landscape and the sprinklers.  The hillsides and irrigation pathways are not for public use and are off limits.  Hillside maintenance is performed on a rotating schedule.  Please be patient until maintenance gets to your hillside as there are many hillside areas in the park to manage.

Newest Community Upgrade: Additional Clubhouse Parking!

We’re excited to announce a recent improvement to our community! Thanks to the support of Park Ownership, new parking spaces have been added across from the Clubhouse/Park Office to better serve our residents and guests. These additional spaces are available for Clubhouse use only between 9:00 AM and 10:00 PM daily. Please note that overnight parking is not permitted.

We hope this upgrade makes your visits to the Clubhouse more convenient and enjoyable!

TOILETS:  Please do not flush paper towels, hygiene products or anything other than the Park’s toilet paper provided in any of the clubhouse toilets as it causes backups

BULKY PICK UPS: Please email by 12:00 noon on Friday to order your bulky item pickups.  Nothing should be out on the curb until it is scheduled with the trash service by park management.

NO TRESPASSING: The Park Maintenance Yard is only accessible by authorized Park Staff. No one else may go into this area due to safety and liability.  This is a No Trespass zone. Please do not go into the maintenance yard or leave anything outside the gate.
