Holiday season and year-end is here! We hope everyone is enjoying the holiday season time of good cheer.
The pool season officially concluded November 1. Repairs and upgrades to the pool and spa are performed at the facilities during the winter off-season.
A reminder to Calabasas Village residents that any concerns or incidents that need to be reported or addressed by management should be communicated as close to the time of the incident as possible in the following ways:

YEAR END ACCOUNTNG: Please call the Park office at 818-222-8500 before you submit your final payment for December to make sure you pay the correct amount at year-end. We need all accounts brought current before the end of the year. Please call the office (818) 222-8500 before you write out your rent check so we can help you figure out what you owe. We need all payments to be correct. Thanks for everyone’s help.
JANUARY 1, 2024 – NEW RENT AMOUNTS: Before you write out your January rent payment, please look at your rent increase letter or call the office to verify your new rent amount. If you use automatic bank payments to pay your rent, please remember to contact your bank before rent comes due to also correct your automatic rent payments.
New Amenity! Thank you to Park ownership for addition of the new Park swing sets. Our crew installed these in the playground area. We have seen many resident children enjoying these new additions to our clubhouse amenities. It warms the heart to see all the happiness the new swings brought to our community.
Park improvement projects: The pool and jacuzzi plaster replacement projects are well underway. This was scheduled after the pool season ended to provide for the residents the full season to enjoy the pool. The project will be finished and jacuzzi back for use in mid-late January. The time is necessary for proper curing of the jacuzzi. Also, additional lighting will be installed soon in the dog park area and a few other places such as Kilpack parking lot, which were approved by ownership. Additional projects include work on the clubhouse roof, and we are planting a few new trees in the Mulholland Hwy landscape area of the walking path. Additional parking in front of the office on Condell is also under review.
Solar lights for exterior of home – Free! We have ordered more outdoor lighting fixtures for residents free of charge, who need these at their homes. Be sure to call the Office (818)222-8500 to request a set of lights.
Calabasas Village History in the Acorn – Be sure to pick up a copy of the Acorn at the Park office or in the library at the clubhouse. We keep copies as a special courtesy to our residents. A special article about Calabasas Village by James Bozajian will be published soon!
HOLIDAY LIGHTS & DECORATIONS: Holiday time is upon us – Please use caution with holiday decorations. Carefully inspect lights for safety before putting them on your home. Replace damaged or old lights with new lighting for fire safety. After the holidays are over, please remove and store away all decorations and holiday lights before the end of January.
SMOKING POLICY: A reminder of the Comprehensive Second-Hand Smoke Control Ordinance that is in effect for properties in Calabasas. Smoking is not allowed in the pool or spa area, fitness center, playground, picnic area, clubhouse or in any other common areas. There is a designated smoking area that has been approved located directly across from the swimming pool supply building near the entrance to the tennis court. Please do not throw cigarette butts on the ground.
STREET PARKING – Street parking violations are being cited and tow notices served – violators are in serious danger of being towed. Per Title 25 of the health and safety code; per Title 24 of the California Fire code; per California Vehicle Code section 22658A; and LA.CO.Ord. 15.64.270; and, per the Calabasas Village Park Rules and Regulations that all residents agreed to when they signed their lease, street parking is not allowed. In enforcing this rule, vehicles that have received final tow citations will be towed at the vehicle owner’s expense. The cost to reclaim a towed vehicle with DMV and storage fees is upwards of over $600.00. Please make sure you notify your guests not to park on the streets. Management has installed more no parking signs in the Park, in addition to the signs at the entrances in our ongoing efforts to resolve street parking. Thank you for everyone’s cooperation.
AFTER HOURS LINE: The after-hours line of (818)223-1362 is the number to call regarding emergencies relating to the facility such as water leaks or hazardous conditions. For non-emergencies regarding other non-urgent matters, residents should call the office at (818)222-8500 and leave a message, which will be reviewed by park management as soon as possible the next business day. Call Southland Security at (855)338-0891 x 0 to report vehicles parked on the street, for calls to service regarding anyone blocking a fire hydrant, regarding noise violations after 10 PM quiet time, or to report suspicious activity. Southland Security responds after 5PM weekdays and on weekends and holidays and when the management office is closed. Please call if needed and an officer on duty will respond as soon as it is possible. For life threatening emergencies or other law enforcement matters please always call 911.
FIRE SAFETY IS VERY IMPORTANT: Wood burning fire pits are never allowed in Calabasas Village. Emergency preparations should be made in advance by all residents. It is important to check your home smoke detectors and CO2 detectors to make sure they are working properly. A working and fully charged fire extinguisher at your home is also very important. Keeping baking soda on hand is important as another means of extinguishing BBQ grease fires. Please keep active BBQ’s away from the home siding and combustible materials. Let’s be as safe as possible. Please make sure to keep an emergency get-away bag for your household and pets ready.
EXTERIOR HOME LIGHTING – A reminder that all homes should have two working and illuminated lights on the front of each home. We encourage their usage at night to provide more lighting. You may also wish to add a motion security sensor light to help with your personal security lighting around your home. Please call (818)222-8500 to the Park office or email the office to request our free dawn-to-dusk sensor light bulbs for your exterior light fixtures to help you efficiently illuminate your home which we are happy to provide you as a courtesy.
INSURANCE ON YOUR HOME: Please email a copy of your current, in-force homeowner’s insurance policy to the office for your file to calabasasvillage@jandhmgt.com. Now is a good time to review your coverage with your insurance agent to make sure your home and contents are insured properly. It is best to carry full replacement cost coverage on your home. The California Fair Plan may be an alternative for coverage replacement through your insurance brokerage.
SPEED LIMIT AND SAFE DRIVING PRACTICES: The Park speed limit is 15 MPH. We have recently relocated and added several speed bumps and ask everyone to observe the speed limit and use safe and reasonable driving practices in the Park. Please remind guests of this important safety rule as well. During the times school is out of session and during the warm weather months, we see more residents and family out walking. Please be very observant for everyone’s safety.
HOME TITLE & REGISTRATION: Please bring to the office, or email us, a current copy of your current home title and registration for your residency file. Any time title will be changed, this requires that you contact the Park office prior to making any change to discuss first. At least one resident who resides in the home must be on title as a registered owner. New residents – we must receive a copy of your buyer’s escrow closing statement and a copy of your new title that shows the home was transferred into your name. If you have not submitted your title copy, please be sure to do this.
OUTGOING MAILBOX AND RENT DROP BOX: If you wish to drop off mail in the box, instead of using your personal mailbox, it is here for your use. The postal carrier typically picks up the mail in the afternoons, sometime between 1-3PM. Please do not drop rent checks in the outgoing mailbox please! The rent drop box is the small drop box to the left of the outgoing mailbox.
CONSTRUCTION CONTRACTORS, CLEANING SERVICES, GARDENERS, VENDORS: As you may know, the Park is not responsible for work done by your contractors. At the same time, we want to make sure your vendors are properly registered and insured to avoid any potential liability to you or the Park. We require all contractors or workers to first come to the Park office to register with management. We need to make sure they have proper commercial liability insurance, and Worker’s Comp if they hire employees, and to verify what work will be performed to make sure it meets Park standards. Any exterior home improvements require management approval prior to beginning the work. We must review the plan; verify lot lines and utility markers prior to the start of the work. All underground excavation or digging must be reviewed and marked prior to work beginning for safety. All required permits must be obtained and a copy is necessary for your file at the office and posted at the job site. If anyone starts work without following this procedure, staff has been instructed to stop them and advise the vendor to come to the Park office to register.
PETS IN THE PARK: Tenants not cleaning up after pets should not be a problem with the additional waste stations that the Park has provided for everyone’s use. All pet waste must be picked up promptly and properly disposed of in a tied doggie waste bag and placed in the trash canisters provided. The grass areas around the clubhouse, at the top of the hill, and the children’s playground are NOT for this purpose. Remember that quiet time is 10PM but please make sure dogs are never barking excessively. All dogs must be on leash anytime they are outside their home and must be under control at all times. Please email or call the office to update our pet registry if you wish to remove or add a new pet or to add a photo of your pet for identification of a lost pet.
TRASH CANISTERS AND DUMPING LARGE ITEMS: Trash day is Monday. Please make sure to put away your trash canisters out of sight off the street after trash is picked up. Free bulk pickup of large items is available up to three times a year by our waste company. Please call the Park office (818)222-8500 to schedule your list of up to four (4) items. We call this into Waste Management for you.
PLUMBING AND YOU: Please remember it is important to keep things out of the plumbing lines that should not be going there. Dental floss, paper towels, sanitary supplies, cotton swabs, baby wipes, cooking grease, diapers, toys, or anything that is not toilet paper should never be flushed down the toilets or poured down the sinks in your home.
ROOM MATES & ADDITIONAL OCCUPANTS: No one may move into any home in the Park without obtaining Park approval. Before anyone new moves into your home, please call the management office to discuss what is needed if a guest will be staying long term in your home. This policy applies even if someone is moving from one home to another in the park. Always discuss changes with management in advance. There is paperwork and an approval process that is mandatory.
HOMES FOR SALE LIST AND INTENT TO SELL FORM – Included in the monthly newsletter and current as of the publication submission date. The most current list of homes for sale is available at the Park office as this is updated daily. Please feel free to come by for a new list or call the Park office to request a copy by email.
ICE PLANT & THE HILLSIDES: Please do not allow your dogs, family members or guests to climb on the hillsides. Walking or climbing in these areas causes damage to the landscape and the sprinklers. The hillsides and irrigation pathways are not for public use and are off limits. Hillside maintenance is performed on a rotating schedule. Please be patient until maintenance gets to your hillside as there are many hillside areas in the park to handle.
