Happy October!

With everyone out walking about, please remember to drive safely in the Park for everyone’s protection. We hope everyone is well and are enjoying our beautiful walking path, pool and spa areas. The last pool day of the season is 10/31. We are preparing for work in the pool and spa areas soon and signs will be posted.

A reminder to Calabasas Village residents:

ANNUAL RENT NOTICES:

The annual notices of rate changes for January 1 were mailed out to all residents. You will need to read this letter and keep it in a safe place for January 1 so that you pay the correct amount of your new rent. We must return incorrect payments for replacement. If you have any questions, please contact the office (818) 222-8500

WATER CONSERVATION:

Although summer is the time when our water usage is the highest, we must always continue to do our part to reduce water consumption and waste. We must inspect our homes inside and out for leaks (fixtures, etc.), make necessary repairs and take steps to conserve water. Please do not leave sprinklers running unattended for lengthy periods of time as water then runs into the street gutters.

SPEED LIMIT AND SAFE DRIVING PRACTICES:

The Park speed limit is 15 MPH. We ask all Residents and guests in our community to observe the speed limit and use safe and reasonable driving practices in the Park. Please be sure to remind your guests and contractors visiting of this important safety rule. Please report violators to us with as much information as possible.

POOL & SPA POLICY!

Pool season (when the pool is heated) begins April 1 each year. The spa is heated year-round. Residents may have no more than 2 guests at the facilities. Pool parties are not allowed. You and your guests must use the key fob to enter and leave the facility. No one is allowed to access the facilities by another or by climbing over the perimeter wall. As a reminder, no alcohol, glass or ice chests at the facilities. There is no lifeguard on duty. Everyone uses the facilities at their own risk. It is never advisable to use the facilities alone. Please clean up before you leave. No soap or shampoo may be used in the spa. No propping open doors to the clubhouse or pool gates for any reason. Closing time is 10pm. No one may be in the pool / jacuzzi after closing.

FIRE SAFETY & EMERGENCY PREPARATION IS VERY IMPORTANT

At no time should anyone be parking a vehicle and blocking a fire hydrant in the community. This is a tow away zone. It is important to check your home smoke detectors and CO2 detectors to make sure they are working properly. Replace batteries if needed. A working and fully charged fire extinguisher at your home is also very important. Keeping baking soda on hand is important as another means of extinguishing BBQ grease fires (do NOT use flour or baking powder as they can explode). Wood burning fire pits are not allowed in Calabasas Village. Propane or briquette BBQs should be kept a safe distance away from the home and should not be left unattended while in use. Please keep BBQ’s out of the hillsides. Let’s be as safe as possible! Emergency preparations should be made in advance by all residents. Please make sure to keep an emergency get-away bag for your household and pets ready in the event of an emergency. Discuss a plan with your household on what you will do in an emergency for your family and pets.

CITY OF CALABASAS RENTAL ASSISTANCE PROGRAM:

As of September 1, each year, the monthly subsidy increases to qualified homeowners on the program, which Park ownership contributes to. If you are a resident in the Park and wish to submit a rental assistance application to be added to the current short waiting list, please contact the City of Calabasas 100 Civic Center Way, Calabasas or call Jaclyn Rackerby at (818) 224-1705. You will need to provide a copy of a utility bill in your name and your tax return as these items are required. You must have rented in City of Calabasas for at least one year, have gross annual income below 80% of LA County’s Median Income per their income schedule and be at least age 62 OR any age and receiving SSI disability income.

VEHICLES & STREET PARKING

Per Title 25 of the health and safety code; per Title 24 of the California Fire code; per California Vehicle Code section 22658A; and LA.CO.Ord. 15.64.270; and, per the Calabasas Village Park Rules and Regulations that all residents agreed to when they signed their lease, street parking is not allowed. In enforcing this rule, vehicles that have received two (2) citations will be towed at the vehicle owner’s expense. The cost to reclaim a towed vehicle and storage fees can results in fees of $$$. Please make sure you notify your guests not to park on the streets. Resident parking is permitted in your driveway, not on landscaped or other areas of the space or on empty spaces. No vehicle may be parked in your driveway if it extends past the gutter line. Please make sure your cars fit properly in your driveway or you will need to either repark them properly or remove excess vehicles that cannot be properly parked. Parking sideways and placing a safety cone is not allowed. Please park correctly. Excess vehicles will need to be stored outside the community.

SMOKING POLICY:

A reminder of the Comprehensive Second-Hand Smoke Control Ordinance that is in effect for properties in Calabasas. Smoking is not allowed in the pool or spa area, fitness center, playground, picnic area, clubhouse or in any other common areas. There is a designated smoking area that has been approved located directly across from the swimming pool supply building near the entrance to the tennis court. Please do not throw cigarette butts on the ground.

INSURANCE ON YOUR HOME:

Please email or drop off in the rent box a copy of your current, in-force homeowner’s insurance certificate to the office for your file. Now is a good time to review your coverage with your insurance agent to make sure your home and contents are insured properly. Everyone should have adequate homeowner’s insurance to protect against loss to your home and liability, even if you do not have a mortgage. It is best to carry full replacement cost coverage on your home. When purchasing the California Fair Plan be sure to discuss with your insurance agent the purchase of the necessary DIC coverage for
liability.

LEAVING THE CLUBHOUSE & RECREATIONAL FACILITIES:

Please remember to turn off the lights and and shut open windows in the clubhouse and restrooms, including other facility rooms when you are finished using the amenities. Please try to keep the restrooms and all facilities clean by placing trash in the appropriate trash container and not on the floors. The– this helps conserve energy. The facility is automatically locked at 10:00 PM and opens at 9:00 AM the next day.

FITNESS ROOM FACILITIES: The fitness room is open 24 hours with your key fob. The Park’s security system locks the clubhouse, tennis court and pool/spa area at 10 PM. Please do not use the facilities with wet swimsuits or without wearing proper attire/PPE. Shoes are also required. For the safety of your family, and to protect our fitness equipment from damage, you must make sure your family and guests know how to use the equipment properly. Violations by anyone could result in losing the privilege of using the facility. Please use headphones when using your I-pod or cell phone music devices and limit loud talking on a cell phone as this may be disturbing to others. Cleaning supplies are available at the fitness room to use before and after use. Please shut windows and turn off the A/C. Please do not prop open the doors to the fitness room, as they should always remain closed.

TRASH CANISTERS AND DUMPING LARGE ITEMS:

Trash Day is Monday. Please make sure to put away your trash canisters out of sight off the street after trash is picked up. Free bulk pickup of large items is available up to three times a year. Please call the Park office (818) 222-8500 so that we may schedule your list of up to four (4) items. We must call the order into waste management for you.

CONSTRUCTION CONTRACTORS, CLEANING SERVICES, GARDENERS, ETC:

As you may know, the Park is not responsible for work done by your contractors. At the same time, we want to make sure your vendors are properly registered and insured to avoid any potential liability to you or the Park. We need all residents to tell their contractors or workers to first come to the Park office to register with management. We need to make sure they have insurance, especially if they hire employees, and to verify what work they will be performing to make sure it meets Park standards. Any exterior home improvements require management approval prior to beginning the work. We must review the plan; verify lot lines and utility markers prior to the start of the work. All underground excavation or digging must be reviewed and marked prior to work beginning for safety. All required permits must be obtained and a copy is necessary for your file at the office. If anyone starts work without following this procedure, staff have been instructed to stop them and advise the vendor to come to the Park office to register. PLUMBING & YOU:

Please remember it is important to keep things out of the plumbing lines that should not be going there. Dental floss, paper towels, sanitary supplies, cotton swabs, baby wipes, cooking grease, diapers, toys, or anything that is not toilet paper should never be flushed down the toilets or poured down the sinks in your home. Thanks for your cooperation!

PETS IN THE PARK:

The Park has many pet waste stations that the Park has provided for everyone’s use. All pet waste must be picked up promptly and properly disposed of in a tied doggie waste bag and placed in the trash canisters provided. The grassy areas around the clubhouse, at the top of the hill, and the children’s playground are NOT for this purpose. All dogs must be on leash anytime they are outside their home, regardless of the dog being “small or nice” and must be always under your control.

HOME TITLE & REGISTRATION:

Please bring to the office, or email us, a current copy of your current home title and registration for your residency file. Any time title will be changed, this requires that you contact the Park office prior to making any change to discuss first. At least one resident who resides in the home must be on title as a registered owner. New residents – we must receive a copy of your buyer’s escrow closing statement and the new title that shows the home was transferred into your name.

ROOM MATES & ADDITIONAL OCCUPANTS:

No one may move into any home in the Park without obtaining Park approval. Before anyone new moves into your home, please call the management office to discuss what is needed if a guest will be staying long term in your home. This policy applies even if someone is moving from one home to another in the park. Always discuss changes with management in advance. There is paperwork and an approval process that is mandatory. We do not allow short term vacation rentals. The resident leaseholder must reside in the home to be eligible for a roommate to be approved. Thank you for your cooperation.

TENNIS / PICKBALL / BASKETBALL COURT:

The tennis / basketball court and all of the Park amenities are for residents to enjoy. A court sign up sheet is located at the main tennis court entrance. Please reserve your time by selecting a time you will play – available on a first-come basis. Please limit to a 1 hour duration. If no one shows for the hour following, you may play on. The tennis court and basketball court areas are important to many residents and equally important to those who enjoy either of the amenities. Let’s be fair to all residents who wish to use these facilities, whether it be for tennis, pickleball or basketball. After that hour is over, please remove your belongings so the next resident may use the courts. No one may discourage anyone else from using the facilities.Due to great demand for the courts, you will need to be present with your guest. The courts are available during the regular clubhouse hours. Please keep the facilities clean and dispose of trash in the waste canisters provided for this purpose. Dogs should be taken to the dog park to run and do their bathroom business. The tennis & basketball court is not a place to exercise them.

ICE PLANT & THE HILLSIDES:

Please do not allow your dogs, family members or guests to climb on the hillsides. Walking or climbing in these areas causes damage to the
landscape and the sprinklers. The hillsides and irrigation pathways are not for public use and are off limits. Hillside maintenance is performed on a rotating schedule. Please be patient until maintenance gets to your hillside as there are many hillside areas in the park to manage.

EXTERIOR HOME LIGHTING

A reminder that per the Rules and Regulations all homes should have two working and illuminated lights on the front of each home. We encourage their usage at night to provide more lighting. You may also wish to add a motion security sensor light to help with your personal security lighting around your home.

NO VEHICLE REPAIRS OR MECHANICAL:

Mechanical work on vehicles is NOT allowed to be performed in the Park. Please take your vehicles to a shop and store non-running vehicles outside of the Park.

OUTGOING MAILBOX

friendly reminder. If you wish to drop off mail in the box, instead of using your personal mailbox, it is here for your use. The postal carrier typically picks up the mail in the afternoons. Please do not drop rent checks in the outgoing mailbox. The rent drop box is the small drop box to the left of the outgoing mailbox.

Included in the monthly newsletter and current as of the publication submission date. The most current list of homes for sale is available at the Park office which is updated as information is reported to us.
